There's no list price for mold removal, because no two jobs are the same size or in the same spot. What we can give you is the published national ranges that cost guides collect, so a Knoxville-area estimate doesn't arrive with no point of comparison. The company that does your job sets the real number. Always get it in writing before work starts.
National ranges by job
Fixr's mold remediation cost guide, updated in August 2025, puts most jobs between $1,500 and $9,000, with about $3,500 as a common figure, and $10 to $30 per square foot of affected area (Fixr).
| Where the mold is | Typical national range (Fixr) |
|---|---|
| Bathroom | $500 to $1,500 |
| Crawl space | $500 to $2,000 |
| Basement | $1,500 to $4,000 |
| Attic | $1,500 to $9,000 |
| Inside walls | $1,000 to $12,000 |
| HVAC system, including ducts | $3,000 to $10,000 |
By the size of the affected area
| Affected area | Typical national range (Fixr) |
|---|---|
| 50 sq ft | $500 to $1,500 |
| 100 sq ft | $1,000 to $3,000 |
| 200 sq ft | $2,000 to $6,000 |
| 500 sq ft | $5,000 to $15,000 |
| 1,000 sq ft | $10,000 to $30,000 |
Inspection and lab testing are often separate: Fixr's inspection guide puts them at $450 to $800 nationally (Fixr). Sealing a crawl space after the cleanup is its own project, which Bob Vila's guide puts at $1,500 to $15,000 (Bob Vila).

What moves a price up or down
- Access. A tight, low crawl space, or an attic with no floor, takes longer than an open basement.
- Material. Growth on bare framing can often be cleaned in place. Drywall, insulation and carpet usually have to come out and be replaced, and someone has to pay for the rebuild.
- Containment. A bigger job needs plastic barriers, air scrubbers and more protective gear, which EPA's remediation guide scales up with the size of the area.
- The water source. Fixing a roof, a drainage problem or ductwork may be a separate trade and a separate bill.
- Testing. Pre-job and clearance testing add cost; skip them when they won't change the decision, and buy them when you need proof.
Comparing estimates
Two estimates can differ by thousands of dollars because they describe different jobs. Line them up by scope: square feet of material removed, containment, HEPA cleanup, what happens to the moisture source, whether rebuild is included, and whether there's any clearance check. The cheapest bid that leaves the leak in place is the most expensive in the long run. And in Knox County, a residential job between $3,000 and $24,999 brings a state licensing question; see hiring a mold contractor.
FAQ
Are these Knoxville prices?
No. They're national ranges from published cost guides (Fixr and Bob Vila), offered as a reference point. Your actual price comes from the company that inspects your home.
Why do some companies charge for the inspection and others don't?
Some remediation companies fold the walk-through into a free estimate and charge separately for lab testing. Independent inspectors charge for the visit because that's their whole job. Ask what's included before the appointment.
Will my insurance pay for it?
Coverage depends on your policy and what caused the mold. Sudden water damage is treated differently from long-term humidity or maintenance problems in many policies. Ask your agent before work begins and keep all documentation.
